APPRAISALS AT HOT SPRINGS STATE PARK

The State of Wyoming is seeking a qualified professional appraiser to determine the "capital investment" and "ongoing concern" values of the businesses known as the Star Plunge and the Hot Springs Hotel and Spa, located within Hot Springs State Park in Thermopolis, Wyoming. The appraisal is mandated by 2026 Senate Enrolled Act 27, section 335, and the selected contractor will be required to deliver completed appraisal reports to the Agency within thirty (30) days from the date of contract execution. The contractor must have experience in valuing aquatic recreation facilities, hospitality assets, or state-land concessions, and must be able to provide a credible, well-documented analysis that will withstand judicial scrutiny. Key responsibilities include: conducting two separate, full appraisals; delivering completed appraisal reports within thirty days; and providing a detailed work plan and approach to contract performance. • The contractor will be required to communicate with the current concessionaires to acquire necessary information for the appraisals. • The contractor must assume that both businesses will operate moving forward. • The contractor must provide distinct values for physical capital improvements, moveable trade fixtures, and intangible ongoing concern. • The contractor must have sufficient resources to complete both appraisals and deliver reports within the specified timeframe.
