The State of Iowa Department of Administrative Services (DAS) is seeking professional design services for a complete tear off and roof replacement of the Warehouse Roof, which is approximately 9,300 SF. The successful proposal must include qualifications, experience, and expertise in providing services for similar projects, as well as a list of past similar projects completed in the last 5 years. The designer will be responsible for attending a design kick-off meeting, providing construction documents, and assisting with construction administration. • The roof replacement project includes removing existing membrane, insulation, flashing, and interior roof drains, and installing new vapor barrier, insulation, membrane system, and flashing. • The designer must use the State of Iowa's construction management software program for uploading documents and submitting pay apps. • The project requires compliance with all Federal, State, and applicable AHJ codes. • The designer must provide lump sum pricing, broken down into construction documents, bidding or negotiation assistance, and construction phase. • The project includes seven site visits, with additional visits as needed to complete the work.
