Description
The U.S. Army Corps of Engineers is seeking a qualified lessor to provide a fully‑serviced, turnkey retail office space in Delano, CA for an Armed Forces Career Center. The lease will be for approximately 2,000‑2,500 gross square feet, with a term up to five years and full‑service (gross) rent that includes all operating expenses, utilities, janitorial services, and parking. The lessor must design, construct, and deliver the space in accordance with detailed construction and security specifications, obtain all necessary permits, and ensure compliance with federal, state, and local codes, including accessibility, fire protection, and environmental assessments.
• Provide exclusive use of 1,381–1,874 usable sq ft of Class A/B retail space with 24/7 access and required parking for government vehicles.
• Complete all alterations, security installations, and interior finishes per the attached Construction & Security Specifications before a Notice to Proceed is issued; submit as‑built drawings for government approval.
• Meet strict NDAA‑2019 equipment restrictions (no Chinese‑origin telecom or security gear), energy‑efficiency standards, and include mandatory janitorial services in the lease.
