The Buford City School System is seeking a professional Construction Management‑at‑Risk (CM@Risk) firm to oversee the Roof/HVAC replacement at Buford Senior Academy and the construction of a new CTE building at Buford High School. The CM will act as the “at‑risk” manager, providing a fixed‑fee service, a Guaranteed Maximum Price (GMP), and a Guaranteed Delivery Date. The firm must furnish performance, material, and labor bonds equal to 100 % of the GMP, manage all trade contracts, and assume responsibility for completing the projects within the GMP and schedule. Proposals are due by 12:00 p.m. on October 26, 2026. • Scope includes pre‑construction planning, value‑engineering, bid package preparation, and construction‑phase management through occupancy. • Required deliverables: GMP with detailed cost assumptions, performance bonds, schedule, change‑order administration, quality control, and final turnover documentation. • Evaluation criteria emphasize completeness, capability, relevant experience (especially K‑12 school projects), staff qualifications, bonding/financial strength, and claims history. • Submission must be sealed, mailed or hand‑delivered to the Operations Manager with three copies; electronic submissions are not accepted. • The district may use the RFQ responses for future projects within six months and reserves the right to reject any or all proposals.
