Lease of Space in Sussex County, DE for a CBOC Annex 7,533 RSF / 6,696 ABOA

The Department of Veterans Affairs is seeking a lease for a CBOC Annex in Sussex County, DE. The lease term is 10 years, with 5 years firm and 5 years soft, and the Government reserves the right to terminate the lease for convenience with 90 days' notice. The offered space must be a maximum of 6,696 ABOA square feet and 7,533 RSF, and must be located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The space must be move-in ready, with no more than light renovation or bare minimum tenant improvement. The Government requires 25 surface/outside parking spaces, reserved for the exclusive use of the Government, and the Offeror must include the cost of this parking as part of the rental consideration. The lease will be awarded to the responsive and responsible Offeror whose offer conforms to the requirements of the RLP and will be most advantageous to the Government, considering factors such as quality, past performance, and price.
