Description

The City of Los Angeles, Department of Recreation and Parks, is seeking a well-qualified business entity to operate and maintain three equestrian centers: the Los Angeles Equestrian Center, Hansen Dam Equestrian Center, and Stoney Point Ranch Equestrian Center. The selected operator will be responsible for providing high-quality equestrian services, hosting special events, and maintaining the facilities. The operator will also be required to pay a concession fee to the City based on a percentage of gross receipts. The contract term is twenty years with two five-year extension options. Some key responsibilities of the operator include: • Operating and maintaining the equestrian centers • Providing equestrian services such as boarding, lessons, and trail access • Hosting special events such as weddings, banquets, and corporate gatherings • Maintaining the facilities and equipment • Paying a concession fee to the City • Complying with all applicable laws and regulations The City is looking for an operator who can provide high-quality services, maintain the facilities, and generate revenue for the City. Some of the key features of the equestrian centers include: • The Los Angeles Equestrian Center has 72 acres of land, a 3,700-seat covered horse arena, and over 1,000 equine stalls • The Hansen Dam Equestrian Center has 38 acres of land, a rodeo arena, and over 200 horse stalls • The Stoney Point Ranch Equestrian Center has 5 acres of land, two horse arenas, and over 80 equine stalls The City is seeking an operator who can provide a high level of service, maintain the facilities, and generate revenue for the City.

Budget estimate

$1,000,000 – $2,000,000

Based on the historical revenue data provided, the average annual revenue for the Los Angeles Equestrian Center is around $5-6 million. The Hansen Dam Equestrian Center generates around $1.5-2 million in revenue per year. The Stoney Point Ranch Equestrian Center's revenue is not available, but it is likely to be lower than the other two centers due to its smaller size. Assuming the operator can maintain or increase the current revenue levels, the total annual revenue for all three centers could be around $7-10 million. The concession fee paid to the City will be a percentage of the gross receipts, which could be around 6-10% based on the proposed percentages. This would put the annual concession fee at around $420,000 to $1 million. The operator's profit margin will depend on their ability to control costs and generate revenue. A reasonable estimate for the operator's annual profit could be around $1-2 million.
