REQUEST FOR LETTERS OF INTEREST FOR A REAL ESTATE DEVELOPER FOR RESIDENTIAL AND/OR MIXED USE DEVELOPMENT ON CRA-OWNED PROPERTY

The City of Dania Beach, Florida, is seeking qualified real estate developers to enter into a Developer Agreement for the development of one or both vacant property clusters owned by the Dania Beach Community Redevelopment Agency (CRA). The properties are located at 701-711 SW 12th Ave (Project A) and 115-125 Phippen-Waiters Rd (Project B) in Dania Beach, Broward County, Florida. Project A is zoned Neighborhood Residential District, allowing single-family or duplex development, while Project B is zoned Neighborhood Residential District and Neighborhood Mixed-Use, allowing mixed-use development. The City may be amenable to rezoning for greater density development. The proposer must submit a letter detailing their qualifications, experience, financial ability, and an outline of financial terms. The proposal must also include a description of the proposed development, a projected timeline, and conceptual design. • The properties are located in a rising municipality in sunny south Florida, ideally situated between Fort Lauderdale and Miami. • The City has been recognized as a "Platinum City" in terms of expedited development services. • The CRA has a vision for the redevelopment of Broward's "original" city, involving infill development and redevelopment of obsolete structures with modern and sustainable building while preserving the unique character that defines Dania Beach. • The proposer must demonstrate financial ability and meet the qualifications outlined in the LOI. • The City reserves the right to accept or reject any proposal, in whole or in part, which is in the best interest of the City.
