The U.S. Army Corps of Engineers Los Angeles District is seeking a fully‑serviced lease of Class A or B retail space to house an Armed Forces Career Center. The lease term may be up to five years with government termination rights. Space must be between 868 net usable ft² and 1,151 gross rentable ft², include two ingress/egress points, provide 24‑hour access, and supply parking for four government vehicles plus public parking nearby. The lease is “full‑service,” meaning utilities, taxes, insurance, janitorial services, and security are included in the rent. Additional requirements cover seismic compliance, mass‑transit proximity, exclusion of nearby “incompatible” businesses, and strict security equipment restrictions.
