Valuation Services - Recertification / Assessing

The City of Worcester is procuring professional real‑estate valuation services to support its FY 2026 property tax recertification. The work must be completed between early July and the end of August 2025 and includes land‑sales analysis, land residual calculations, generation of DOR‑required extracts, cap‑rate analysis, reconciliation of income and cost approaches, preparation of DOR recertification reports, and loading of new cost/market tables into the city’s appraisal database. All tasks must be performed by staff holding the MAI designation and must use the Vision Government Solutions appraisal software (Version V8.2.19). The contract is a single‑vendor, lump‑sum award to Vision Government Solutions with a reported price of $59,900.
