Description

The University of Louisville is seeking a qualified architect/engineer (A/E) prime firm to design a 65,000‑75,000 sf Center for Bioscience on its Innovation Park campus. The effort includes full‑service design, sustainability (LEED Silver minimum, Gold preferred, WELL considerations), site‑selection coordination, and integration with existing university utilities and future infrastructure such as a pedestrian overpass. The selected team must manage a multi‑disciplinary design effort, coordinate with numerous university and external stakeholders, and comply with federal grant (IRA, Buy‑America) and Kentucky statutory requirements. • Full A/E design for a state‑of‑the‑art bioscience research facility, including labs, vivarium shell, collaboration spaces, and extensive utilities integration. • Deliver sustainability targets: LEED Silver (Gold preferred), net‑zero‑ready, and optional WELL concepts; incorporate energy modeling, commissioning, and life‑cycle cost analysis. • Coordinate site‑selection, utility infrastructure, railroad‑vibration mitigation, and future pedestrian overpass; manage subcontractor flow‑down of federal and state compliance clauses.

Budget estimate

$2,000,000 – $5,000,000

The overall project budget is $69.3 million, of which construction costs dominate ($47‑$52 M). Professional design fees for a project of this scale typically range from 4‑7 % of construction cost, suggesting a design‑services fee of roughly $2 M‑$4 M. Accounting for potential scope expansions (sustainability consulting, IRA/Buy‑America compliance, and coordination with multiple university departments), a reasonable estimate for the contractor’s earnings is $2 M to $5 M. Factors influencing this range include the complexity of laboratory and vivarium design, LEED‑Gold aspirations, and the need for extensive stakeholder coordination.
