River Drive Vista Greenway Development

The City of Columbia is seeking a qualified real estate development partner to advance a catalytic residential-focused development aligned with recent planning efforts. The primary goal is to ensure the property is developed in a way that maximizes public benefit, supports and enhances the Vista Greenway, and provides relatively dense, mixed-use, and walkable development compatible with adjacent neighborhoods. The City is looking for a partner to enter into an Exclusive Negotiated Agreement (ENA) for site control, due diligence, financial structuring, development planning, construction, and operations. Some key aspects of the project include: • The property is approximately 19 acres and is located near Downtown Columbia. • The development should be residential-focused, with a range of densities, and include mixed-use and walkable elements. • The City is open to land deal options such as ground lease, fee-simple purchase, or other alternatives. • The project should include a community benefits agreement (CBA) or dedicated revenue stream to ensure local benefits. • The City is seeking a partner that recognizes the potential for long-term success and is committed to working with the City to achieve its goals.
