North Central Correctional Facility AHU & Condenser Replace Unit A&B

The State of Iowa - Department of Administrative Services is seeking a design firm to provide services for the replacement of Air Handler Units (AHU) and condenser coils at the North Central Correctional Facility. The project includes removal and replacement of existing AHU and exterior condensing units in Living Unit A and Living Unit B. The selected firm will be responsible for design services, including modification to ductwork, plumbing, electrical, and site work. The project requires coordination with the State Historic Preservation Office (SHPO) and compliance with their design requirements. The following are key aspects of the project: • The design firm will provide options for salvaging or reusing existing components and identify components that need to be replaced. • The firm will submit design drawings to SHPO for review and approval. • The project includes a pre-proposal conference and site visit. • The design firm will provide a project-specific schedule, resumes for technical staff, anticipated hours and rates, and a lump sum broken down by schedule of values. • The firm will use Procore online project management system and provide a project-specific Certificate of Insurance with a Professional Liability policy of $2,000,000. Some of the key milestones for the project include: • Questions due: 2/6/2026 • Addendum issued: 2/9/2026 • Proposals due: 2/13/2026 • Selection of designer and issue of Notice of Intent: Week of 2/16/2026 • Execution of 803 contract: Week of 2/16/2026 • Tentative design kickoff meeting: Week of 2/23/2026 • 100% design completion: To be proposed by the design firm • 50% CD and budget: To be proposed by the design firm • 95% CD: To be proposed by the design firm • 100% CD and budget: April 29th, 2026 • Contractor bidding: May 2026 • Execution of contractor's contract: June 2026 • Submittals, procurement, and construction: June 2026 to October 2026 • Closeout: November 2026 to December 2026
