NFS 26-061 Family Bridge Housing Operations and Maintenance Services

The City of Avondale is seeking a qualified contractor to provide property operations and maintenance services for the City's Family Bridge Housing. The services include site management, preventive maintenance, corrective maintenance, work order administration, occupied-unit maintenance coordination, janitorial and sanitation services, pest control, waste management, utilities coordination, inventory and asset tracking, vendor oversight, routine inspections, safety and compliance activities, and required reporting. The contractor will be responsible for maintaining the property in a safe, sanitary, functional, habitable, and operational condition suitable for continuous residential use. The contractor will also be required to participate in regular coordination meetings with the City and the program services provider and perform work in a manner that avoids unnecessary disruption to residents and program operations. • The contractor must have experience in providing similar services to municipalities or other entities of a similar size to the City. • The contractor must have a proven track record of successfully completing projects on time and within budget. • The contractor must have a comprehensive understanding of the City's requirements and be able to demonstrate a clear approach to delivering the services. • The contractor must have a robust quality control process in place to ensure that all work is completed to a high standard. • The contractor must be able to provide a detailed staffing plan and organizational chart identifying key personnel, reporting relationships, and supervisory structure. • The contractor must be able to demonstrate a commitment to customer service and be able to provide a high level of service to the City and its residents.
