The State of South Carolina, through its Department of Administration’s Real Property Services, is seeking lease proposals from property owners to provide student‑housing space for the College of Charleston. The lease must accommodate 200‑275 beds across one or more sites in Charleston County, with each site offering at least 20 beds. The College will handle all marketing, leasing, and resident billing; the landlord’s responsibilities are limited to supplying compliant, furnished residential units, common areas, utilities, and basic building services, while meeting strict ADA, safety, and security requirements. Lease terms may be 1, 3, or 5 years with optional extensions, and the preferred occupancy date is August 1 2026.
• Minimum 200 – 275 beds, ≥ 120 sq ft per bedroom, fully furnished with bed, desk, dresser, and shared kitchen/living spaces.
• Must be located in Charleston County (ideally ≤ 7 mi from campus) with shuttle or public‑transport access, ADA‑compliant, and provide 24/7 key/card access, security lighting, and at least one reserved parking space per building.
• Lease term options of 1, 3, or 5 years; College retains full management control and may reduce bed count with 90‑day notice for any extended term.
