RFP to Lease the Rockaway Beach Clubs in Gateway National Recreation Area

The National Park Service (NPS) is seeking proposals to lease the Rockaway Beach Clubs in Gateway National Recreation Area. The lease term is expected to be up to 30 years. The selected offeror will have exclusive negotiation rights to enter into a lease based on the attached Sample Lease. The NPS will consider proposals for one or both properties. The properties require significant initial improvements, including the repair or replacement of fire and life safety components, wastewater systems, and electrical systems. The lessee will be responsible for maintaining the properties and ensuring compliance with all applicable laws and regulations. • The lease premises will be delivered to the lessee "as-is with all faults." • The lessee will be responsible for all utilities, including telephone, cable, and internet access. • The lessee will be required to maintain adequate property and general liability insurance coverage. • The NPS will consider additional proposed uses if they are determined to be consistent with the NPS mission and values. • The lessee will be required to conduct all due diligence and ensure that all work is completed in accordance with the Secretary of the Interior's Standards for the Treatment of Historic Properties.
