Wichita Biomedical Campus (WBC) Property Management Services

The Wichita Biomedical Campus (WBC) seeks a qualified full‑service Property Management Company to operate, maintain, and manage the new 342,000 sq ft biomedical facility in Wichita, KS. The contractor will be responsible for all aspects of facilities operations, including preventive maintenance of mechanical, electrical and fire‑protection systems, janitorial and custodial services, security staffing, landscaping, mailroom logistics, event support, sustainability reporting, and implementation of a Computerized Maintenance Management System (CMMS). The contract is a three‑year base term with two optional one‑year extensions, beginning October 1, 2026, and requires a minimum on‑site staff of a Property Manager, Assistant Manager, Chief Maintenance Technician, HVAC Technician, two 24/7 security officers, a Janitorial Supervisor, and a Mailroom/Loading‑Dock Technician. The award will be based on a combination of technical capability, staffing plan, experience with similar academic/clinical campuses, and cost proposal. • Full‑service FM covering mechanical, electrical, fire, security, landscaping, janitorial, mailroom, and event coordination • Mandatory pre‑proposal conference (July 15) and optional site visits (July 22‑24) • Required staffing matrix and CMMS implementation, with performance metrics and open‑book financial reporting • 3‑year contract term (Oct 2026‑Sept 2029) with two optional 1‑year extensions
