Description

The University of Minnesota is seeking a design team for the comprehensive renewal and modernization of the School of Dentistry, located within Malcolm Moos Health Sciences Tower on the Twin Cities Campus. The project aims to create a state-of-the-art teaching and clinical environment that reflects contemporary dental education and practice standards while addressing critical building infrastructure needs. The design team will be responsible for providing all services and deliverables necessary to complete the project, including predesign, schematic design, design development, construction documentation, bidding, and construction administration. The project will be delivered via a Construction Manager at Risk (CM@R) method. Key program elements include a new accessible front entry, clinical teaching laboratories and operatories, research laboratories, administrative and faculty offices, and patient reception and clinic equipment sterilization areas. The project will also involve the modernization of building systems infrastructure, including HVAC, electrical, and plumbing systems, to meet current standards for healthcare and research use. The University of Minnesota is committed to diversity and inclusion in its public procurement process and encourages responders to highlight their efforts in promoting diversity and inclusion in their proposal response. Some key points to consider: • The project will involve the renovation of approximately 110,000 square feet of space, including levels 3, 4, 6, and 8 of the Malcolm Moos Health Sciences Tower. • The project will require the design team to work closely with a large and diverse set of University stakeholders to align the project with the University's vision. • The project will involve the use of the Minnesota Sustainable Building Guidelines (B3) and the Sustainable Building 2030 program to meet the University's sustainability goals. • The project will require the design team to provide a detailed schedule and budget for the project, including a fee chart and a description of the team's approach and methodology. • The project will involve the use of a Construction Manager at Risk (CM@R) method, which will require the design team to work closely with the construction manager to ensure that the project is delivered on time and within budget.

Budget estimate

$5,000,000 – $10,000,000

The budget for this project is estimated to be around $105 million, which is the estimated construction cost for the project. However, the total budget to the design team will likely be a percentage of this amount, typically in the range of 5-10% of the total construction cost. Based on this, the budget to the design team could be in the range of $5-10 million. Factors that may influence the likely payment range include: - The complexity of the project and the level of expertise required - The size and scope of the project - The level of competition for the project - The University's budget and funding constraints - The design team's level of experience and reputation in similar projects
