The space must be 60,000–75,700 ABOA sq ft, with a minimum 30‑ft clear ceiling, 12 loading docks, 75–90 parking spaces (5 reserved for Government), and meet extensive seismic, asbestos, fire‑protection, accessibility, and ENERGY STAR requirements. The lease term is 20 years total (10 years firm) with a 90‑day termination right after the firm term. The contractor must provide a $25/ABOA sf tenant‑improvement allowance and assume all operating costs.
