The City of Providence Parks Department is seeking qualified firms to operate the three-story Waterplace Pavilion facility in Waterplace Park, Providence, RI. The goal is to provide unique and innovative offerings for visitors and the surrounding community, foster a lively atmosphere, and generate rental income to support park management and programming. Proposals should include an overview of the proposed business concept, experience and qualifications, financial plan, project schedule, and marketing strategy. The successful respondent will be responsible for capital improvements and furnishing the building at their own cost. • The facility includes a street-level atrium, mezzanine space, and ground-level space with outdoor patios and terraces. • The building requires capital improvements and furnishing, which will be at the cost of the lessee. • The lessee will be responsible for maintenance, repair, and replacement of equipment and labor costs. • The facility must comply with applicable noise ordinances and obtain necessary permits for outdoor entertainment. • The lessee must provide an operating schedule considerate of nearby residential areas and follow all Board of Licenses' stipulations and applicable ordinances.
