CITY of KETCHUM - REQUEST FOR PROPOSALS - TO DEVELOP COMMUNITY HOUSING AT SOUTH YMCA AND/OR LIFT TOWER LODGE

The City of Ketchum is seeking proposals for the development of community housing on two city-owned properties: the South YMCA lot and the Lift Tower Lodge lot. The city is looking for a development team with a proven track record in producing deed-restricted community housing developments. The selected development team will enter into a long-term ground lease with the city and will be responsible for developing the property in accordance with the city's goals and objectives. The city will assist with funding public infrastructure associated with the project. • The South YMCA lot is approximately 0.66 acres in size and is located at 107 Saddle Rd. • The Lift Tower Lodge lot is approximately 1.97 acres in size and is located at 703 S. Main Street. • The city is seeking proposals that include a mix of housing types and income levels. • The city will evaluate proposals based on factors such as the developer's experience, the proposed development plan, and the financial feasibility of the project. • The city will commence with a negotiations phase with the selected development team to complete the final preferred development plan, associated financing plan/timeline, and a long-term ground lease.
