RFP - TO ACQUIRE OR LEASE THE FORMER BENJAMIN BARNES BRANCH YMCA

The City of Tuscaloosa is seeking proposals from qualified entities to either purchase or lease the former Benjamin Barnes Branch YMCA property (including the adjacent Weaver Bolden building). The property, located at 2939 18th St. and 2937 18th St., comprises roughly 12,000 sq ft on 2.29 acres and a smaller 4,000 sq ft structure on 0.073 acres. The City will convey the assets “AS‑IS” with no warranties, requiring the successful respondent to assume all costs for utilities, repairs, and any necessary rezoning. The intended use is community‑civic, charitable, or social‑service programming aimed at underserved West Tuscaloosa residents. Proposals must detail how the applicant will deliver such services, the anticipated community benefits, and operational plans. The City will grant an exclusive 90‑day due‑diligence period to the selected respondent, followed by a negotiation window of up to 45 days to finalize a sale or lease agreement.
