Request for Concepts with Award - Beer Garden Operator for High Note Park

The City of Lone Tree is seeking proposals from experienced and innovative bar operators to activate the first phase of the High Note Regional Park. The selected operator will be responsible for developing and managing a unique, community-oriented bar experience within the park's designated liquor-licensed area. The operator must be prepared to open concurrently with the park's anticipated grand opening in late summer 2027. The City anticipates holding the liquor license and contracting with the operator to accommodate the project's unique requirements. Key points to consider: • Concept & Vision: Description of the proposed bar concept, plans for integrating with the park setting, and branding ideas. • Menu & Beverage Program: Sample menu, approach to sourcing, and strategies for meeting diverse customer preferences. • Operations Plan: Proposed hours and seasons of operation, staffing model, and approach to security and waste management. • Experience & Qualifications: Background of the business and key personnel, examples of comparable operations. • Financial Proposal: Suggested contract operating terms, revenue-sharing models, and high-level pro forma. • Outfitting & Responsibilities: Proposed furnishings, equipment, and finishes, and any unique needs tied to the operator's concept.
