Langston Hughes Performing Arts Center - Building Envelope Restoration Consultation

The City of Seattle is seeking a consultant for the design, permitting, and construction documents production, construction administration, and project close-out for exterior repairs at the Langston Hughes Performing Arts Center. The consultant will be responsible for masonry repointing, terra cotta restoration, and stucco repair to preserve the building envelope and ensure continued structural integrity. The consultant will also replace the main dome roof and upgrade windows in the main hall to improve energy efficiency and user comfort. • The consultant must have experience with building envelope renovation projects and similar scopes of work. • The consultant must have experience obtaining Landmarks Approval for designing, developing, and/or improving historic buildings in Seattle. • The consultant must have experience securing necessary local, state, and Federal permits. • The consultant must have experience with community engagement, public presentation, and facilitation to a broad range of stakeholders. • The consultant must demonstrate strong Engineering and Architectural support and the ability to execute any design within the limitations of the existing site constraints. • The consultant must demonstrate an understanding of the relevant codes, current and proposed design guidelines, planning documentation, and the City of Seattle Standard Plans for Municipal Construction. • The consultant must provide detailed scope statements and necessary drawings to direct a contractor without incurring change order costs.
