Description

The Salt River Pima-Maricopa Indian Community is issuing a Request for Interest (RFI) to collect feedback and invite creative proposals from experienced development teams for the redevelopment of approximately 270 acres of Community-owned land, known as the Dobson Site, along the McKellips Road corridor. The site is envisioned as a catalytic regional mixed-use destination that will establish a new submarket. The Community is working with the Maricopa County Department of Transportation to extend Dobson Road, which will service the site and accommodate high traffic volumes. The site is roughly bisected by the planned Dobson Road extension, with 147 acres available for commercial development on the western portion and at least 38 acres available on the eastern portion, with the remaining 80 acres reserved for a potential new gaming facility. • Key features of the site include its proximity to major population centers, such as Tempe, Mesa, and Scottsdale, and its access to major transportation routes, including the Loop 101 Pima Freeway and Loop 202 Red Mountain Freeway. • The Phoenix MSA is a rapidly growing region with a strong demand for residential, commercial, and industrial development. • The site offers opportunities for a wide range of uses, including office, retail, hospitality, and senior living. • The Community is seeking respondents with experience, financial resources, technical capacity, and vision to partner in realizing this generational project. • The RFI process will inform the development of a future Request for Proposals (RFP) and will help shape the RFP structure and requirements.

Budget estimate

$100,000,000 – $500,000,000

The budget for this project is difficult to estimate, as it depends on various factors such as the type and scale of development, the terms of the lease or sale, and the revenue generated by the project. However, considering the size of the site (270 acres) and its prime location in the Phoenix MSA, the budget could be substantial. A rough estimate for the budget could be in the range of $100 million to $500 million, assuming a mixed-use development with a combination of office, retail, hospitality, and residential components.
