The lease will cover approximately 2,107–2,844 ABOA sq ft (maximum 2,987 RSF) of contiguous space with a 20‑year term (10‑year firm). The Lessor must provide a fully‑serviced lease including utilities, janitorial, high‑speed Wi‑Fi, basic cable, and a comprehensive security package (Level 2). Additional requirements include 20 exterior parking spaces, ADA‑compliant restrooms, a 250 ABOA sq ft vending area, ENERGY STAR compliance (or equivalent upgrades), seismic and flood‑plain compliance, asbestos management, and extensive documentation (design‑intent drawings, security unit price list, etc.). The award is anticipated in May 2026, with proposals due by 25 Nov 2026.
