Sale of "Brunenkant Building"

The Town of Florence is seeking proposals for the sale of the historic Brunenkant Building, located at 291 North Bailey Street. The building is a two-story commercial structure with a small attached one-story wing, and it is currently occupied and utilized as office space. The successful submitter will be required to make the building available annually for public viewing as part of the Town of Florence Historic Building and Home Tour, and to maintain the building in a building code and historic compliant manner. The minimum acceptable purchase price is $190,000, and the Town will issue a Special Warranty Deed with Reverter Deed to the successful bidder upon approval of the Town Council. • The building is being sold "as is" with no warranties or title insurance. • The buyer is responsible for any and all escrow, title insurance, and other closing costs. • The Town will record the Special Warranty Deed with the Reverter Deed with the Pinal County Recorder's Office. • The Deed will have at a minimum the following deed restriction: the owner and/or tenant must make the building available for public viewing up to three times per calendar year, and must maintain the building in a safe and building code compliant manner in perpetuity. • Any modifications and/or upgrades to the building must be approved by the Town of Florence Historic District Advisory Commission prior to the commencement of work. • Failure to comply with the aforementioned stipulations for five calendar years will result in the reversion of the property back to Town of Florence ownership.
