The County of Hennepin is seeking proposals for the purchase of a 5-story building located at 219 South 4th Street in Minneapolis. The building has approximately 40,434 square feet of gross building area and includes 55 residential rooms/units, ground floor and basement common area, office, and mechanical rooms. The building is being offered as-is, including existing furniture and equipment. The County is looking for a proposal that addresses a high priority public need, such as provision of shelter for families experiencing homelessness or affordable housing. The proposal should include the proposed acquisition terms, proposed use of the building, experience and qualifications, and quality and reasonableness of the proposal. • The building is located in the DT1 – Downtown Center zoning district, which allows a wide variety of uses. • The building has a trash enclosure and backup generator located off the alley at the rear of the property. • The building has been fully renovated in approximately 2017 and was most recently used as a temporary shelter. • The assessed value of the building as of February 2026 is $6,188,000. • The County reserves the right to withdraw, cancel, suspend, and/or modify the RFP at any time with no liability to any prospective proposer.
