Concessionaire Kartchner Caverns State Park

The Arizona State Parks Board is seeking a qualified concessionaire to develop and operate the retail, food‑service, and ancillary services at Kartchner Caverns State Park. The contractor will manage the café, gift‑shop, concessionaire office, storage areas, and the immediate picnic area outside the café, handling all interior operations, limited exterior litter control, cash handling, customer service, maintenance, and marketing in alignment with State branding. The contract is a five‑year revenue‑share arrangement with a $175,000 annual minimum guarantee and includes the possibility of a five‑year extension. • Operate café (approx. 535 sq ft interior) and gift‑shop (≈ 1,700 sq ft) on State‑owned premises. • Provide limited exterior services limited to the picnic eating/vending area directly outside the café. • Submit detailed O&M, staffing, cash‑handling, risk‑management, and marketing plans; comply with extensive insurance, security, and reporting requirements. • Earn revenue based on a percentage of net sales (food‑service and retail) plus a guaranteed minimum; historical adjusted gross sales are $500‑$580 k per year.
