Mixed Used Destination District

The University of Northern Iowa is seeking a Master Developer or Site-Specific Developer to develop a mixed-use "Destination District" on university-owned land adjacent to the UNI-Dome/McLeod Center and Academic Campus. The project aims to create a vibrant mixed-use environment with a mix of lodging, restaurant, mixed-use housing, retail, and commercial services, as well as an amenity-rich plaza/open space for events and game day activities. The developer will be responsible for implementing, financing, operating, and maintaining the mixed-use assets through a public-private partnership. The university is looking for a developer with experience in higher education institutions, mixed-use development projects, public-private partnerships, master developing, and ground leases. • The project site is approximately 18 acres and is located at the southwest corner of the intersection of Hudson Road and West 27th Street. • The site is currently used for surface parking and will be redeveloped to include a mix of uses such as retail, residential, office, and lodging. • The university is seeking a developer that can provide a creative vision for the project and has the financial capacity to implement the development. • The project will be evaluated based on the developer's experience, project approach, and financial capacity. • The university reserves the right to reject all proposals and enter direct private negotiations if none of the submitted proposals meet the stated goals for the project.
