X1AA--LaGrange CBOC

The Department of Veterans Affairs (VA) is seeking a lease for a Community Based Outpatient Clinic (CBOC) in LaGrange, Kentucky. The lease requires a minimum of 19,900 square feet of contiguous space, with a minimum of 130 on-site parking spaces. The selected lessor will be responsible for designing and building tenant improvements, as well as providing various services, including utilities, landscaping, trash removal, and janitorial services. The lease term will be 20 years, with the government having termination rights. The VA requires the lessor to comply with various federal, state, and local building codes and regulations, including those related to accessibility, sustainability, and security. Some key requirements include: • Providing a fully serviced, turnkey lease with rent that covers all lessor costs • Designing and building tenant improvements (TI) based on the VA's Program for Design (PFD) and Notes and Sample Plan drawings • Complying with the VA's Technical Information Library (TIL) and Physical Security Design Manual for VA Life-Safety Protected Facilities • Providing predictive design for a Wireless Local Area Network (WLAN) in conformance to TIA TSB-162-A • Ensuring the building is in compliance with all local and state building requirements at all times
