Walter Library Toaster Space Expansion

The University of Minnesota is seeking a design services firm to provide professional design services for an expansion of the Toaster Innovation Hub in Walter Library. The project includes the addition of approximately 8,100 SF in the sub-basement level, with a variety of spaces for programmatic elements such as class workshops, larger flexible speaker events, and expanded makerspace. The design scope will include reconfiguration of some areas in the current Toaster space to maintain continuity of expanded program space and accommodate a potential new stair connection. The project goals include expanding capacity with flexible spaces and specialized resources, minimizing student disruption, creating a bright and energetic space, and efficient use of donor financial contributions. • The project has an estimated construction cost of $1,300,000 and a design services fee of $140,000. • The project timeline includes pre-design and finalizing scope/budget in 2026, design in 2027, and construction in 2028. • The University requires the Construction Documents Phase to be complete by October 15, 2027. • The design team will lead a brief pre-design with objectives including verifying program, code review, feasibility-structural analysis, and construction cost estimate. • The design team will partner with the University's Interior Designer to recommend and select furnishings available through the University's Purchasing policies.
