Developer/Operator to Design, Fund, Maintain and Operate a Restaurant “Old Town Arts and Entertainment District” 11 N.E. 1st Street

The Pompano Beach Community Redevelopment Agency (CRA) is seeking a qualified respondent to design, fund, maintain, and operate a restaurant at 11 NE 1st Street in the Old Town Arts and Entertainment District. The proposer must submit a proposal that includes a development pro-forma, financing plan, project design and development concept, and a term sheet outlining the deal terms. The CRA will contribute $550,000 to the renovation of the existing building or construction of a new building on the property. The selected proposer will be required to enter into a development agreement and lease with the CRA. • The restaurant should be a unique, diverse style restaurant or a craft brewery with a food component. • The proposer must have experience and financial resources to complete the project. • The project should include rooftop seating and an enclosed dumpster area. • The proposer must provide a detailed development schedule and a plan for hours of operation, trash handling, and deliveries. • The CRA will consider proposals from chain restaurants, but will prioritize unique restaurant operations that complement the Old Town area.
