30% Design for the Snowflake Lodge Replacement

The District of Incline Village is soliciting qualified architectural and engineering firms to provide a 30 % design package for the Snowflake Lodge Replacement, a new signature hospitality facility at the top of the Snowflake Chairlift in the Lake Tahoe Basin. The design team will advance a completed Needs Assessment into conceptual architectural, civil, structural, MEP, fire‑protection, and cost‑estimate deliverables that will form the basis for later design phases, permitting, and construction. The procurement is split into a qualification (SOQ) phase and a subsequent technical‑proposal/interview phase for shortlisted firms. • Required services include architectural concept development, site‑plan alternatives, preliminary civil/structural/MEP engineering, cost estimating, code analysis, and visualizations. • The District prefers firms with experience on mountain‑resort, hospitality, or public recreation projects exceeding $30 M in construction value and familiarity with environmentally sensitive jurisdictions such as the Tahoe Basin. • Submissions (SOQs) are due July 16, 2026; shortlisted firms will present technical proposals in mid‑August 2026, with a final award recommendation expected by late August and Board approval in September 2026. • The design effort will support a total project budget of roughly $38 M–$54 M (including lodge construction, ridge‑run regrading, and lift upgrades). • The selected team must coordinate with a separately‑procured Pre‑Construction Manager and a Permitting Consultant, and comply with Nevada licensing, insurance, and de‑barment certifications.
