High School Renovation

The Anchor School, a Georgia charter school, is seeking a qualified Construction Management (CM) firm to oversee a phased renovation of approximately 13,000 sq ft of classroom, dining, office, and restroom space. The total construction budget cannot exceed $500,000, with each phase capped at $250,000. The CM will provide pre‑construction services, develop a Guaranteed Maximum Price (GMP), manage subcontractors, ensure safety and minimal disruption to school operations, and deliver the project on schedule (first phase construction to begin Summer 2027, full completion by Fall 2030). The contract will be awarded on a CM‑at‑Risk/GMP basis, with a fixed CM fee and required performance and payment bonds equal to 100 % of the GMP. • Scope: Pre‑construction planning, design review, permitting, bid packaging, subcontractor selection, construction oversight, quality control, safety, schedule monitoring, change‑order management, and close‑out documentation. • Budget: ≤ $500,000 total (≤ $250,000 per phase). • Schedule: Phases executed during summer school breaks; each phase ~2 months construction, ~3 months pre‑construction. • Mandatory pre‑bid conference on October 15, 2026 (attendance required). • Submission deadline November 5, 2026; award expected November 20, 2026. • Required bonding: 100 % of GMP; retention 5 % of work value.
