Description

The Village of Estero is seeking a qualified development partner to collaborate on the master planning, development, financing, and long-term operation of a 32-acre Village-owned site located north of the Estero River. The initiative aims to transform publicly owned land into a vibrant, walkable mixed-use development that strengthens the surrounding waterfront and entertainment areas while expanding the Village's long-term economic base. The proposed development will include single-family homes, multifamily residential development, ground-floor retail and commercial uses, and neighborhood-serving retail and service tenants. The Village is open to a range of partnership structures, including land sale, long-term ground lease, concession agreement, revenue share based on land input, and design-build-finance-operate-maintain structure. Key objectives of the project include generating long-term, non-ad valorem revenue to the Village, stimulating additional private development, increasing surrounding property values, supporting construction and permanent employment, and enhancing Estero's reputation as a desirable residential destination. • Single-family homes with Old Florida architectural style • Multifamily residential development with mid-rise or structured residential buildings • Ground-floor retail and commercial uses, including neighborhood-serving retail and service tenants, food and beverage establishments, and professional and lifestyle-oriented commercial space • Active street-level frontage to promote walkability • Pedestrian bridge to connect the development to the nature preserve on the southern half of the river • Walkway along the riverfront to allow for a seamless transition between US-41 and the development

Budget estimate

$100,000,000 – $500,000,000

The budget for this project can be estimated based on the land value, construction costs, and potential revenue streams. The 32-acre land parcel is a significant asset, and its value can range from $10 million to $50 million, depending on the location, zoning, and market conditions. The construction costs for the mixed-use development, including residential, retail, and commercial spaces, can range from $50 million to $200 million, depending on the scope, design, and materials used. The potential revenue streams from the development, including property sales, leases, and commercial activities, can generate significant income for the developer and the Village. Considering these factors, the budget for this project can be estimated to be in the range of $100 million to $500 million.
