The General Services Administration (GSA) is seeking a lease proposal for a minimum of 18,473 to a maximum of 18,473 square feet of contiguous space in Wake Forest, North Carolina. The lease term will be 20 years, with a 10-year firm term and government termination rights. The space must be located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The offered space must also meet various requirements, including those related to security, accessibility, and environmental considerations. • The space must be equipped with full generator back-up capability. • The location must be in a prime commercial office district with attractive, prestigious, and professional surroundings. • The space must be located within a specific area bounded by highways. • The Offeror must provide a test fit layout to demonstrate the potential for an efficient layout. • The space must meet the requirements of the VA PACT Space Model Design Guide. • The Offeror must provide a list of itemized costs for security countermeasures. • The space must be located in an area with a prevalence of modern design and/or tasteful rehabilitation in modern use. • The streets and public sidewalks must be well maintained. • Parking facilities with an adequate availability of parking spaces must be located within the immediate vicinity of the building.
