Concessionaire Kartchner Caverns State Park

The Arizona State Parks Board is seeking a qualified firm to develop and operate the concession program at Kartchner Caverns State Park. The award will cover the design, staffing, and daily operation of a retail gift‑shop, café, vending machines, cave‑tour photo sales, a short‑term pet‑kennel, and optionally a camp‑store, as well as all related maintenance, utilities, marketing, and compliance functions. The contractor must provide an Operations & Maintenance plan, meet extensive staffing and training requirements, and adhere to state‑mandated revenue‑share formulas. • Operate approximately 1,700 sq ft retail space, a 535 sq ft café, and associated storage/patio areas. • Provide food‑service, merchandise, vending, photo‑sale, and pet‑kennel services with the ability to propose additional authorized offerings. • Commit to a five‑year term (extendable up to ten years) with a minimum annual concession fee of $175,000 and a tiered revenue‑share on sales. • Deliver quarterly usage reports, annual O&M and safety plans, and maintain required insurance, licensing, and security certifications.
