Description

The Department of Enterprise Services (DES) is seeking an Architect/Engineering Team for the design and engineering of the Cascade Building Level 5 Remodel and HVAC and Chiller Replacement Project at Pierce College, Lakewood, WA. The project involves a full remodel of existing restrooms, replacement of the oldest rooftop chiller and RTU-5, and other related work. The selected team will be responsible for scope alignment, budgeting, design, construction cost estimating, bidding, construction administration, closeout, and warranty support. Key goals include aligning scope and budget, following hazardous material protocol, communicating effectively with stakeholders, minimizing disruptions to agency operations, and maintaining a coordinated project schedule. • The project has a preliminary Maximum Allowable Construction Cost (MACC) of $1,900,000 and must be completed by June 30th, 2027. • The selected team will be expected to coordinate their work with the findings of a testing agency contracted to review and test the work areas for asbestos-containing materials (ACM). • The team will be evaluated based on their qualifications, relevant experience, previous performance, geographic proximity, and diverse business inclusion strategies. • The selection process will consist of a Phase 1 SOQ Evaluation and an optional Phase 2 Oral Interview. • The successful firm will be expected to enter into DES' standard Engineering and Architectural Services Agreement and negotiate fees using the OFM Guidelines for Determining Architect/Engineer Fees for Public Works Building Projects.
