The Metropolitan Nashville Public Schools (MNPS) is seeking a qualified contractor to provide “as‑needed” building commissioning services for its facilities. The work includes fundamental commissioning of HVAC, domestic hot water, interior lighting, and electrical distribution, as well as optional enhanced services such as building‑envelope commissioning, seasonal testing, and system‑trend monitoring. Projects will be awarded on a per‑project basis, with small contracts under $30,000 negotiated directly and larger contracts up to $1 million competitively awarded to the lowest qualified bidder. The contractor will be responsible for developing commissioning plans, conducting functional performance testing, reviewing O&M manuals, and delivering final commissioning reports for each project.
• Core tasks: organize commissioning team, develop and update commissioning plans, perform functional performance testing, produce final reports, and verify O&M documentation.
• Optional paths: enhanced commissioning (submittal review, owner‑training, seasonal testing), monitoring‑based commissioning (trend analysis, quarterly data reports), and building‑envelope commissioning (design reviews, field testing per ASTM/AAMA standards).
• Project flow: MNPS notifies contractor of upcoming scope, contractor confirms capacity, provides a not‑to‑exceed fee, MNPS issues a purchase order, contractor performs services, MNPS evaluates performance on schedule, deliverables, and communication.
