Description
The Muscogee County School District is seeking a qualified construction manager‑at‑risk to serve as both the general contractor and CM for the Main Library HVAC Project. The scope includes removal and replacement of the library’s HVAC equipment, replacement of the existing emergency electric power generator, and full pre‑construction services such as cost estimating, scheduling, value engineering, and change management. The contract will be cost‑plus‑fee with a Guaranteed Maximum Price (GMP) and will require the contractor to provide performance and payment bonds, meet specific insurance requirements, and comply with equal‑opportunity and federal work‑authorization affidavits.
• Replace HVAC system components and emergency generator at the Columbus Public Library.
• Provide pre‑construction estimating, phasing, scheduling, and value‑engineering services.
• Act as general contractor and CM‑at‑Risk under AIA A133‑2019, delivering the project within the GMP and schedule.
