Generator PM & On Call Services for COTA Facilities

COTA is seeking an OEM‑certified contractor to provide a comprehensive five‑year service agreement for six industrial diesel generators located at its McKinley Avenue and Fields Avenue facilities. The contract covers preventive maintenance, quarterly/ semi‑annual/ annual inspections, NFPA 110 operational checks, 100 % load‑bank testing, diagnostics, corrective repairs, and 24/7/365 emergency response with a two‑hour technician arrival requirement. All work must be performed by qualified personnel, with parts and labor warranted for at least 90 days. Payments will be on a time‑and‑materials basis with firm, fixed pricing for the contract term. • Scope: Quarterly, semi‑annual and annual preventive maintenance; lubrication, fuel‑system, cooling‑system services; battery and starter testing; NFPA 110 monthly/quarterly checks; 100 % load‑bank testing; on‑site diagnostics and corrective repairs; 24/7 emergency dispatch. • Equipment: Six diesel generators (three Kato/Kohler units at 1600 McKinley Ave; three Cummins/Kohler units at 1333 Fields Ave). • Contract period: December 1 2026 – November 30 2031 (5 years). • Response deadline: November 10 2026, 2:00 PM (online portal). • Required certifications: OEM‑certified/authorized for listed generator makes, insurance, DBE compliance, Buy‑America (if applicable). • Deliverables: Itemized invoices, electronic service histories, NFPA 110 logs, load‑test reports (within 5 business days). • Performance metrics: 2‑hour emergency response, 8‑hour normal response, 90‑day parts‑and‑labor warranty. • Payment: Time‑and‑materials, invoiced after performance, firm price validity 120 days.
