The Cherokee Nation Entertainment (CNE) is seeking a qualified construction manager to deliver fast‑track, turn‑key design‑build services for a new casino facility in South Coffeyville, OK. The contractor will be responsible for all aspects of design, engineering, permitting, procurement, construction, and commissioning of an approximately 23,000 sq ft casino (≈300 gaming tables) with associated dining, entertainment, and back‑of‑house spaces. The schedule is aggressive: 100 % construction documents must be completed within four months of the Notice‑to‑Proceed, and total project delivery (design + construction) is required within fourteen months. The successful bidder must provide its own Oklahoma‑licensed architect and civil‑engineering partners, manage all subcontractors, and meet tribal employment and procurement preferences, including a ½ % TERO fee and Indian‑owned subcontractor preferences. Insurance, bonding, and data‑security requirements are extensive, with minimum CGL of $2 M and performance/bond guarantees of 100 % of the award.
