OPERATIONS AND MAINTENANCE CONTRACTOR

The State of Connecticut’s Department of Administrative Services is seeking a qualified Operations & Maintenance (O&M) Contractor to provide comprehensive management, supervision, labor, materials, supplies, repairs, maintenance, parts, tools, and equipment for the Connecticut University of Pennsylvania (CUP) facilities. The contractor will be responsible for planning, scheduling, coordinating, and ensuring completion of all contract requirements as defined in the contract documents and manufacturer recommendations, covering HVAC, boiler, building, and general facilities services. • Scope includes full‑service HVAC installation, repair, and preventive maintenance. • Boiler maintenance and related mechanical systems. • General building maintenance, repairs, and facility management. • All labor, materials, tools, and equipment must be supplied by the contractor. • Services to be performed on‑site at the CUP location in Hartford, CT. • Contract is open to all vendors; no line‑item bidding required.
