DDD-270002-SODC Youth Residential/Recreational Facility -AE SOQ

The State of Ohio, through the Ohio Facilities Construction Commission, is seeking a qualified architectural/engineering firm to provide full‑cycle design and construction‑administration services for a new youth residential and recreational facility at the Southwest Ohio Developmental Center campus in Batavia, Clermont County. The scope includes program development, schematic, design development, construction documents, bid support, construction administration (minimum 10 on‑site hours per week), and post‑construction close‑out, with mandatory BIM capability and EDGE‑certified subcontractor participation. The contract will be awarded on a qualifications‑based selection basis, with a total project budget of $31 M and an anticipated A/E fee of roughly $1.7 M–$1.8 M. • Lead A/E discipline: Architecture (must be an Ohio‑licensed architect). • Required secondary disciplines: Structural, mechanical, electrical, fire protection, plumbing, civil, geotechnical, landscape, and a Neurodiversity Design Specialist. • Mandatory BIM implementation plan and at least 5 % EDGE participation. • Minimum on‑site construction administration: 10 hours per week. • Submission: Single PDF ≤ 25 MB via OhioBuys by 11 / 16 / 2026, 4 PM ET.
