The County of Ocean is seeking a qualified HVAC contractor to provide comprehensive heating, ventilating, and air‑conditioning (HVAC) services across its facilities. The scope includes preventive maintenance, emergency repairs, and alteration/modernization work for a wide variety of equipment types (DX units, hydronic systems, heat pumps, chillers, CRAC units, lab hoods, etc.). The contractor must maintain an inventory of parts, respond to emergency calls within two hours, submit weekly service reports, and adhere to strict safety, security, and regulatory requirements (EPA refrigerant handling, OSHA, NJ statutes). Minimum experience required is three years, with staffing levels defined (minimum three journeymen during summer, limited apprentices). All work is billed on an hourly labor rate plus actual material costs; the County pays only for authorized hours and materials.
