Whitehurst Hall Piping Replacement

The Virginia Tech Facilities Management department is seeking a qualified contractor to replace aging heating‑water and related pipework in the crawlspace of Whitehurst Hall, a dormitory building on the Blacksburg campus. The scope includes removal of existing pipework, installation of new galvanized steel piping, associated fire‑stop sealing, insulation, limited electrical upgrades, and required demolition, testing, and commissioning. The work must comply with the 2021 Virginia Uniform Statewide Building Code, ADA standards, and Virginia Tech safety requirements, and will be performed under a lump‑sum “design‑bid‑build” contract. The project must be substantially completed by 23 July 2027 and fully completed by 6 August 2027. • Replace all heating‑water, domestic hot‑ and cold‑water, and steam piping in the designated renovation area (≈ 13,558 sf). • Perform associated electrical work (new breakers, motor starters, conduit) and fire‑stop detailing for all new pipe penetrations. • Provide testing, commissioning, one‑year warranty, and required documentation (shop drawings, product data, schedule of values). • Must meet performance‑bond requirements (5 % bid bond if bid > $500 k; 100 % performance and labor & material bonds if contract > $500 k).
