Murray State University is seeking a full‑service architect/engineer (A/E) firm to design, develop construction documents, and provide owner‑representative administration for HVAC renovations in two existing campus buildings – Wilson Hall and Wells Hall. The scope includes converting each building from a central steam system to stand‑alone hot‑water boilers, evaluating and potentially upgrading all air‑handling and distribution equipment, exterior masonry tuck‑pointing, interior plaster repairs, stair‑tread replacement (Wells Hall), and associated civil, electrical, and telecommunications work. The consultant must deliver preliminary surveys, detailed design, bid‑phase documentation, and construction‑admin services, while coordinating with occupants to minimize disruption and adhering to Kentucky residency and registration preferences. Two separate contracts (one per building) will be awarded to the same A/E team; construction may be awarded to one or two contractors.
• Full‑service A/E design (architectural, mechanical, electrical, structural, interior design) for HVAC conversion and related building upgrades.
• Owner‑representative construction‑administration duties, including weekly site inspections, shop‑drawing review, change‑order management, and final close‑out.
• Mandatory submission of a single PDF by Oct 10, 2025 (3 pm CT) with required certifications, insurance, and acknowledgment of Addenda 1 & 2.
